Why It Exists

Counseling Protects You

Before you can apply for a HECM reverse mortgage, federal rules require a session with an independent, HUD-approved housing counselor. The counselor doesn’t work for me or for any lender. Their only job is to make sure you fully understand the loan, the costs, the obligations, and the alternatives before you move forward. I consider it one of the best features of the program.

Schedule Your Session

Sessions are available by phone or in person and typically take about an hour. I’ll provide you with a list of HUD-approved counseling agencies to choose from.

Talk Through Your Situation

The counselor reviews how reverse mortgages work, your financial situation, your obligations, and alternatives that might fit better. Bring your questions; that’s what the session is for.

Receive Your Certificate

When you complete the session, you receive a counseling certificate. That certificate is what allows your application to move forward.

There is typically a modest fee for counseling, and some agencies can waive it based on financial hardship. Either way, I’ll help you get it scheduled so it never slows your loan down.
